San Juan del Sur Real Estate: Pros and Cons

San Juan del Sur has emerged as the most important tourism and real estate zone on Nicaragua’s Pacific coast. It’s a beautiful town set on a sweeping half-moon bay framed by dramatic headlands and perfectly orientated to face the sunset. There are a wide range of options for property investors within the town itself, nested in the surrounding hills and on the beaches north and south. So should you take a closer look at what is on offer? Here are the pros and cons.

On the positive side of the equation San Juan del Sur investors have momentum on their side. This once sleepy little fishing town has captured the imagination of developers, investors and property groups. And recent years have seen an explosion in new real estate projects and tourism related businesses. Stay a while in town and you’ll find yourself easily drawn into conversations about real estate and investing. It’s a gorgeous area with world-class surf spots, white sand beaches and a rich biodiversity.

The government is investing in the area and improving the local infrastructure. Here are some examples from the last 12 months: A new pedestrian walkway across the estuary has been erected, the main beach road improved and street lighting added, the buildings around the town square spruced up and a new watermain from Lake Cocibolca to the east is currently being laid to boost water supplies. Looking to the future, there are plans to upgrade the port facilities to accept more cruise ships.

San Juan del Sur real estate, and the whole of Nicaragua for that matter, is available at lower prices than equivalent property for sale in Costa Rica or Panama. The cost of living in Nicaragua is also lower than regional averages based on IMF Purchasing Power Parity (PPP) data. This combination is proving very tempting for retirees and real estate investors alike.

On the negative side, San Juan del Sur is located over 2 hours from the international airport in Managua, the capital city. Some analysts expect this to put a ceiling on how quickly the market will grow. They point to the fact that big ticket hospitality brands are rarely found more than 90 mins from the closest airport. There are plans for a local international airport but no work has yet begun on the ground.

Pessimists also point to the marked slowdown the area experienced during the 2008/9 financial crisis. Sales volumes in 2010 are still lower than in the boom years but local reports indicate that inquiries are rising.

The upshot: If you’re interested in Nicaragua real estate and Central American real estate, it makes sense to visit San Juan del Sur and see for yourself.

If these prices sound a bit too pricey for your budget, don’t worry there are more options out there if you are willing to be a bit more creative in where you stay.

A great alternative to hostels and hotels is to Couchsurf while backpacking Europe. This service connects locals with travelers who need a place to stay. It’s a great way to save money on accommodations and also a fun way to meet locals and experience the real French way of life. Even though background checks are performed for travelers’ safety, this may still not be for you. Another option is to camp through your travels. All of Europe has great camping accommodations and France is no exception. You can camp in top quality holiday style parks as well as in the backcountry. Camping is a fantastic cheap option that can give you a really unique way of experiencing the country.

Golf holidays in Portugal can be a heady mix of championship courses, spectacular scenery and sweltering heat (in Summer). Monte Rei (Jack Nicklaus): When Jack designed this course he factored in the topography of the courses location and has created 18-hole that mix woodland, blind shots and strategic bunker placement to make for a challenging course. Long hitters do not necessarily win out on this course as many fairways funnel drives towards the sand traps.

Aroeira: The Old Course at Aroeira is hugely popular with locals in Estoril. It doesn’t have the same high green fee as the nearby Praia Del Rey but it does have a hugely enjoyable course design and mature Bermuda grass fairways and greens. The variety of holes and openness to ocean breeze make this a dynamic course to play and one that improves with repeated visits.

Parque Da Floresta: This course is the most westerly course in Algarve and is notable for having some spectacular views from its hillside location. The challenge here is to compete against the Atlantic wind which makes high trajectory ball flight a real no-no.

Vilamoura Old Course: Another mature course, this time on the outskirts of the popular Vilamoura town. The course is the most mature of Oceanica’a 10 resorts in town and this makes it a stand out choice. The undulating fairways can cause many a drive to veer off into the rough/sand-traps while the fast greens are a joy to play for their true putting lines, but treacherous for their sheer speed.

Oitavos: This venue has, on occasion, hosted the Portuguese Open. Its glory days may be in the past, but for the majority of amateurs this is still a well designed course with many of the par 4s and par 5s proving tricky to reach the greens in regulation.

North Cyprus is a fantastic holiday destination. The fabulous port city of Kyrenia is one of the unspoiled gems of the Mediterranean – a perfect harbor with old Turkish gulets, or sailing ships, and overlooked by mighty Kyrenia Castle. They say every cloud has a silver lining, and one of the outcomes of the 1974 civil war and partition was that the TRNC (the Turkish Republic of Northern Cyprus) was cut off economically from the European Union. As a result the swathes of overbuilt tourist hotel complexes that blight part of the south were never really replicated in the north.

North Cyprus holidays are best taken in the Spring or early Fall, since the heat of summer can be intense, reaching 110 F in the shade. Travelers come here for many reasons – the beautiful deep blue sea and the stunning barren hillsides, almost desert,have magnificent coastal vistas. The Karpas peninsula is particularly beautiful and isolated. It is renowned for its turtles and is a sanctuary for rare island wildlife.

Cyprus is as close to the Middle East as to Turkey, and is a stone’s throw from Syria and Jordan. The atmosphere in the old marketplaces of Famagusta and Lefkosa is truly exotic and oriental. The old mosques are well worth a visit. The Ethnographical Museum in Lefkosa (Nicosia) is particularly interesting in its telling of Turkish Cypriot culture. The city is of course divided by the Green Line and it is well worth a visit from the old, dusty streets of the north into the gleaming, opulent and westernized Greek Cypriot south.

Of course the stunning history remains the primary draw. Start with Salamis, the ancient Roman city where St.Paul landed. After a tsunami the city was lost beneath the sands for centuries and today is a city back from the deep past with astonishing Roman amphitheaters and bath complexes. It is also essential to visit the Castle of St.Hilarion which is perched an amazing 741 meters above the blue Mediterranean sea. You won’t forget the spectacular views from here in a hurry.

Florida is one of the best places for great summer vacations, it has something for everyone. Everything from great beaches, theme parks, shopping to space center you are only limited by your imagination. It is suitable for Fun Family vacations if you pick a two center holiday you could spend a week based near Orlando and all the theme parks which are around there such as Universal studios, Walt Disney world resort, Wonderworks, Gatorland, Funspot Action Park, Sea world, wet and wild and lots more.

The second week you might like to spend at the beach relaxing in the sun at places such as Fort Lauderdale, Daytona beach, Clearwater beach, Siesta Key and Cocoa Beach which is also near the Kennedy Space center, which is well worth a visit Home of the American Space program, if you are really lucky you might see a Launch.

You also have the major cities to visit as mentioned above you have Orlando the more famous Miami, Pensacola, Palm Beach, Kissimmee and lots more all have great shopping and lots of these areas also have great beaches nearby. In fact the amount of beaches in Florida is massive and caters for any tastes; there are beaches suitable for families, water sports, boating and fishing, scuba, snorkel and surf which is why Florida is called the Sunshine State. It is easy to see why Florida is hard to beat for summer vacation fun and we haven’t even talked about the weather.

The weather is quite good all year round and frosts are unheard of and normally have a low of high 50’s or low 60’s and a High of mid 80’s for the year. The summers are long and hot and winters mild and short. The times to avoid are normally April to June when this is the peak time for Tornadoes and maybe even Hurricanes, but in general the weather in Florida is excellent for summer vacations.

There’s a Manga for Everyone

Considering the perception in other parts of the world, it might be hard to believe that manga is actually read by all age groups in Japan. There is manga tackling the lighter subjects (like what most people have probably seen on TV as anime or being read by the younger generations), but in addition to this there are also manga that cover very adult topics such as religion.

One big difference between manga for children and manga for adults is that manga for adults does not generally have furigana over every word. Furigana is small hiragana or katakana over kanji that shows the pronunciation. This can be found over just about every word in children’s manga, but in adult manga such as Akira this isn’t the case.

Akira is considered by some to be the granddaddy of science fiction manga. It is an epic tale of psychic powers in post World War III Tokyo that spans a manga series of several volumes and was made into a feature length anime film. This series has furigana over most more difficult words, but the readings of the more common ones are left up to the reader to know. In addition to Akira, trying to read Gantz manga will reveal an interesting manga that is probably best left for adults considering the incredibly graphic images.

Although the lighter manga are read by children, they can also be very entertaining for an older generation. The manga One Piece is the highest selling manga of all time and is still running bestselling issues. The tales about the protagonist Monkey D. Luffy are quick and entertaining reads that might even leave you wanting to set some One Piece desktop wallpaper on your computer.

Regardless of the type of writing, drawing, or storyline you like, there is probably a manga series to suit the taste of just about anyone.
